Paver Sanding in Naples — Why Joint Sand Decides How Long Pavers Last

Joint sand isn’t decorative — it’s structural. The sand between paver units is what holds the entire installation in place. Without it, pavers shift, water gets underneath, the base layer erodes, and within a year or two the whole driveway or pool deck starts looking wavy. With it, pavers stay locked together for decades. The difference between a paver installation that lasts 20+ years and one that fails in 5 is, more often than not, joint sand maintenance.

Joint sand washes out three ways in Naples. Pressure washing blows it out the moment the wand crosses a joint — which is why every paver cleaning needs to be followed by re-sanding. Heavy rainfall over months and years gradually flushes sand out, especially on sloped driveways and pool decks where water moves across the surface. Foot traffic and tire weight compress and displace sand slowly over time. By the 5-7 year mark on most installations, the joints are noticeably thin even if no one ever pressure-washed the pavers.

Three Signs Your Pavers Need Re-Sanding

(1) Visible joint depth — you can see the sides of paver units where the sand used to reach the surface. (2) Weeds or grass coming through joints — joint sand is too thin to block seedling roots from reaching soil. (3) Pavers feeling loose underfoot — small movement when you step on individual pavers means the sand-lock is gone. Any one of these means it’s time to re-sand. All three mean it’s overdue.

We use polymeric sand — not regular masonry sand. The difference matters. Polymeric sand contains a binder that activates with water, hardens in the joints, and creates a flexible-but-locked surface that resists weed growth, water erosion, and ant intrusion. Regular sand washes out in the first heavy rain. Polymeric sand, when installed correctly, holds for 5-7 years before needing top-up. The catch is that polymeric sand requires specific installation conditions — pavers must be 100% dry on the surface, the sand has to be swept fully into joints (not left on top), and activation needs the right water volume and timing. Done wrong, polymeric sand creates a haze on paver surfaces that’s nearly impossible to remove. We’ve been installing it correctly since it became standard in the Naples market.

Why Choose 321

Why Naples Has Trusted Us Since 1992

34 Years. Same Family.

We've been cleaning Naples roofs since 1992. We're not a franchise. We're not a national chain that bought a local name. We're the same Corcoran family operation that started here three decades ago — same number, same standard, same crew.

5,000+ Naples Roofs

There isn't a tile profile, paver pattern, or stain type in this market we haven't seen. That experience matters because the wrong chemistry damages tile. The wrong pressure strips finishes. We know what works on what — because we've done it 5,000 times.

Soft Wash, Done Right

Soft wash uses chemistry, not pressure, to kill the algae and lichen at the root. That's why our cleans last. Pressure washing roofs is faster but ruins them — voids warranties, displaces granules, lifts tiles. We do it the right way, every time.

A Note from the Owner
"

I've cleaned roofs in Naples since before HOAs cared about black streaks. Back then we used pressure washers because that's all there was. Now we soft wash because that's what works without damaging tile. 34 years in the same business teaches you the difference.

Same family. Same number. Same standard since 1992.

The Polymeric Sanding Process

Polymeric sand only works if installed in the right conditions with the right method. Here’s the exact process we run on every job.

Phase 1 — Prep

Pavers must be 100% surface dry. After cleaning, we wait 24-48 hours minimum (longer in high humidity). Joints cleared of debris and old sand. Weather forecast checked — no rain in the next 24 hours after activation.

Phase 2 — Sweep

Polymeric sand spread across the surface and swept into joints. Multiple sweep passes from different directions to ensure complete joint fill. Surface vibration (mechanical or by foot pressure) settles sand into joints. Final brushing to clear all granules off paver surfaces — this step matters most.

Phase 3 — Activation

Light, even water mist applied to activate the polymer binder. Multiple light passes — never one heavy soak. Water volume calibrated to joint depth and sand coverage. Pavers cure overnight; foot traffic OK after 4-6 hours, vehicle traffic after 24 hours.

Most Sanding Pairs With…

Re-sanding usually happens after a paver cleaning, since cleaning removes existing joint sand. If you’re planning to seal afterward, sanding is the required intermediate step — sealing locks the sand in place permanently. We can do the full sequence in one project.

What Naples Says

What Naples Says About Our Paver Work

"Pool deck pavers had been sealed wrong by the previous company — peeling, yellowing, hazy. 321 stripped it, re-sanded, and resealed with a wet-look that still pops three years later. Knew what they were doing."

Naples · Paver Sealing

"Driveway looked dead. 321 cleaned, re-sanded the joints, and sealed it. Looks like a brand-new install. Neighbors keep asking who did it. That's the best review I can give."

Patricia L.
Bonita Springs · Paver Cleaning

"Other quotes were vague — 'we'll seal it.' Jonathan walked through wet-look vs natural finish, brand of sealer, drying time, what to do if it rains. The job matched exactly what he described."

Paver Sanding FAQ

What’s the difference between polymeric sand and regular sand?
Regular masonry sand is just sand — it washes out in the first heavy rain and provides minimal joint stability. Polymeric sand contains a binder that activates with water and hardens into the joints, creating a flexible but locked surface. Polymeric sand resists water erosion, blocks most weed growth, and prevents ant tunneling. Properly installed, it lasts 5-7 years before needing top-up. Regular sand needs replacing every year or two. We only use polymeric.

How often do paver joints need re-sanding?
Polymeric sand typically lasts 5-7 years before noticeable joint depth or weed pressure indicates a top-up is needed. The interval shortens if pavers were pressure-washed without re-sanding (every cleaning removes joint sand). Sloped driveways and pool decks tend to lose sand faster than flat patios because water runs across the surface. We can tell during the on-site quote whether it’s time.

Will polymeric sand stop weeds entirely?
Almost entirely. The hardened polymeric joint blocks most weed seedlings from establishing roots. Some persistent species (especially crabgrass and certain perennials) can still occasionally push through over years of weather cycling. The reduction in weed pressure compared to regular sand or no sand is dramatic — most clients see near-zero weeds for the first 3-4 years post-install.

My pavers were sealed years ago. Can I still re-sand?
It depends on sealer condition. If the sealer is intact and joints still have sand visible below the sealer film, the existing sand is locked in and re-sanding isn’t possible without stripping the sealer first. If the sealer is failing and joints are showing sand loss, we typically clean, strip the sealer if needed, re-sand, and re-seal as a single project sequence. We’ll evaluate during the on-site quote.

Why do polymeric sand jobs sometimes fail?
Three common reasons: (1) installed on wet pavers — moisture interferes with the polymer binder and creates surface haze; (2) sand granules left on paver surfaces during activation — they harden into the surface and won’t come off; (3) over-watered during activation — too much water washes the binder out before it sets. The product is reliable; the installation conditions are what matter. We control all three of those variables tightly.

How long does the sand take to cure?
Surface set in 4-6 hours — foot traffic is fine after that. Vehicle traffic should wait 24 hours minimum, longer if weather is humid. Full chemical cure takes about 7 days, but pavers look finished much sooner. Critically — no rain or hose water for the first 24 hours after activation, or the sand will fail. We schedule around weather and tell you exactly when each traffic level is OK.
