What “Soft Wash” Actually Means

Soft wash is a roof cleaning method that uses cleaning chemistry instead of water pressure to kill the algae, lichen, and moss that stain Naples roofs. Done correctly, it’s the only roof cleaning approach that doesn’t damage shingles, displace tile, or void manufacturer warranties.

The chemistry is straightforward — typically a sodium hypochlorite solution at 1% to 3% concentration, mixed with a surfactant to help it cling to the roof surface. The solution is applied at low pressure (usually 60-100 PSI, comparable to a garden hose), allowed to dwell for 10-20 minutes while it kills the organic stains at the root, then rinsed off at low pressure. The result is a clean roof that stays clean for 2-3 years — sometimes longer — because the algae was killed at the root rather than just blasted off the surface.

Why Manufacturers Approve Soft Wash and NOT Pressure Washing

GAF, CertainTeed, Owens Corning, and most tile manufacturers explicitly endorse low-pressure chemistry-based cleaning. They explicitly do NOT endorse pressure washing because high pressure displaces shingle granules (the layer that protects shingles from UV and weather) and lifts tile (creating leak paths). If a roof cleaner aims a pressure washer at your roof, your manufacturer warranty is void from that point on.

The pressure washing approach to roof cleaning was standard in the early ’90s — it’s how we did it when we started in 1992. Then the warranty data came out, manufacturers started excluding pressure-washed roofs from coverage, and the soft wash method became standard among legitimate operators. Today, anyone still using a pressure washer on a Naples roof is either ignoring the warranty implications or doesn’t know better. We do not own a pressure washer that we use on roofs. The Soft Wash Method, Step by Step

Here’s exactly what happens when we soft wash a Naples roof. Same process every time, in the same order.

1. Inspection & Plan

Walk the property, identify roof type (tile / shingle / metal), assess algae and lichen coverage, locate sensitive landscaping, and plan the chemistry concentration and dwell time per section.

2. Pre-Wet Plants & Grass

Saturate all surrounding landscaping with fresh water before any chemistry comes off the roof. This dilutes any runoff and protects plants. Re-wet during the job as needed.

3. Apply Soft Wash Solution

Sodium hypochlorite at the right concentration for the roof type, mixed with a surfactant for adhesion, applied via low-pressure pump (typically 60-100 PSI). Top-down, working in sections.

4. Dwell — 10 to 20 Minutes

The chemistry needs time to kill the algae and lichen at the root. Too short and stains remain; too long and chemistry can damage finishes. We watch the surface and time it per section.

5. Low-Pressure Rinse

Rinse top-down at low pressure — never high pressure on the roof itself. The dead organisms wash away. Final rinse to surrounding plants and gutters to clear any chemistry residue.

6. Documentation & Warranty

What’s the difference between soft wash and pressure washing on a roof?
Soft wash uses chemistry (sodium hypochlorite + surfactant) at low pressure to kill algae and lichen at the root. Pressure washing uses high water pressure to physically blast contaminants off. The difference matters because high pressure displaces shingle granules, lifts tile, and voids manufacturer warranties. On a roof, soft wash is the only safe method. Pressure washing is appropriate for driveways, concrete, and certain other hardscape — but never roofs.

Is soft wash actually safe for my roof?
Yes — when done at the right chemistry concentration, dwell time, and rinse pressure. The method is explicitly approved by GAF, CertainTeed, Owens Corning, and most tile manufacturers. The risk of damage comes from getting the variables wrong: too high concentration burns plants, too long a dwell time can affect roof finishes, too high a rinse pressure displaces granules. We’ve calibrated all of that across 5,000+ jobs.

How long does a soft wash clean last?
2 to 3 years on most Naples roofs, sometimes longer. The clean lasts because the chemistry kills the algae and lichen at the root, not just on the surface. A pressure washing approach physically removes the visible stain but leaves spores in place — they regrow within months. Soft wash kills them, so regrowth takes years.

Will soft wash damage my landscaping?
Not if handled correctly. Sodium hypochlorite is hard on plants if concentrated and undiluted, but we pre-wet all landscaping with fresh water before any chemistry runoff occurs, use lower concentrations near sensitive areas, and re-wet during the job. Can I provide soft wash documentation to my insurance company or HOA?
Yes — we provide before-and-after photos, the date of service, and written method documentation showing the cleaning was a soft wash (not pressure wash) for any client who needs it. Several insurance carriers in Florida specifically require documented method when assessing roof condition for policy renewal.

How do I know a roof cleaner is actually doing soft wash and not pressure washing?
Three signs: (1) the equipment they bring — a soft wash pump system looks different from a pressure washer; (2) the noise — soft wash is quiet (it’s basically a garden-hose pressure pump), pressure washing is loud; (3) the timing — soft wash takes longer because of the dwell time. If the entire job is done in under 30 minutes on a typical home, that’s pressure washing. We average 2-4 hours per home depending on roof size.
