Almost every Naples roof eventually develops the same problem: dark streaks, black patches, or full sheet-staining caused by Gloeocapsa magma — a hardy algae that thrives in Florida’s heat, humidity, and shade. Lichen and moss come next, especially in shaded areas and near tree cover. Left untreated, these organisms eat into roofing material, shorten roof lifespan by years, and trigger HOA letters.
The roof cleaning business has changed a lot since 1992. Back then most operators used pressure washers because that’s all there was. We did too — until manufacturer warranty data came out showing what high-pressure water actually does to tile and shingle. Today we soft wash exclusively. The chemistry kills the algae at the root. The water pressure stays low enough to never displace granules, lift tiles, or void a warranty. That’s the difference between a clean that lasts 2-3 years and a clean that damages the roof.
GAF, CertainTeed, Owens Corning, and most tile manufacturers explicitly approve soft wash cleaning. They explicitly do NOT approve pressure washing. If a roof cleaner shows up with a pressure washer and aims it at your shingles, your warranty is gone. Every job we do is documented soft wash — we can provide written method documentation if your warranty requires it.
We work all three of the roof types you’ll find in Naples: concrete and clay tile (the bulk of the market), asphalt shingle (most newer subdivisions), and metal (less common but increasingly specified on new builds). Same soft wash chemistry, but the concentration, dwell time, and rinse approach changes per roof type. Here’s what we do on each.
Concrete & Clay Tile
What we do: Apply soft wash solution at lower concentration, longer dwell time. Rinse at very low pressure to preserve the cement matrix and clay surface. Avoid walking on tile where possible — we work from gutter ladders and from above.
Why: Tile is porous and brittle under pressure. The wrong method cracks tiles or strips the protective surface coating. Our method removes algae and lichen without touching the tile structure.
Asphalt Shingle
What we do: Apply soft wash at standard concentration, moderate dwell, then a slow rinse at low pressure. Treat any visible algae streaks (Gloeocapsa magma) directly. Inspect granule loss before and after.
Why: Shingles lose protection when granules wash off. Pressure washing strips them by design. Soft wash leaves them intact while killing the algae underneath.
Metal Roof
What we do: Soft wash with neutral-pH chemistry to protect any factory finish or paint coating. Rinse top-down, paying attention to seams and screws. Treat any oxidation spots separately.
Why: Metal roofs are less common in Naples but increasingly specified on new builds. The wrong chemistry can attack the finish coating. Ours doesn’t.
